01 — The brief
Porcelain, navy and brass is the uniform every luxury brokerage in Miami wears, and wearing it has one consequence: a buyer cannot tell one broker from another, so they go back to the portal. This one closes $310M on ten miles of water and needed a site that was visibly not a search engine — because the thing she sells is the judgment a search engine cannot have.

Three moves, in the order they were made. Everything after this page — the palette, the type, the sections — falls out of them.

The ground came off white
Linen is a warm mineral paper rather than a bright one, and the single band of drama is a full-bleed oxide room instead of a dark one. Earth, not night — because the asset under every price on this page is land. There is no gold anywhere on the site, which is the fastest way to stop looking like the other twelve brokerages on Ponce.

Frontage became the first row
Every listing card leads with feet of seawall, then the lot, then the house. It is the number that cannot be added to a property later, it is usually the reason the price is the price, and no portal card in the country is laid out that way — because a portal has one schema for the whole country and she has one coastline.

Nothing is enclosed
No card borders, no rounded corners, no status badges written over photographs. Structure is hairlines and air, plates run uncropped, and the type is two grotesques rather than a serif and a sans — a monograph does not change voice between the plate and its caption, it changes size.

Every value here is a real token in the build. A palette with a role written beside each color is a palette somebody can hand over — which is the difference between a design and a decoration.

The quick brown fox jumps over the lazy dog — 1234567890
A grotesque with an optical-size and a width axis, which is the entire reason it is here: a statement at 120px and a listing name at 26px want different drawings of the same letter, and the footer wordmark wants the widest one there is. Characterful without being decorative — the register of a gallery catalog rather than of a luxury logo.

An editorial grotesque with unusually well-drawn numerals, which matters on a page where a third of the words are figures. Pairing two grotesques is the point: the caption under a plate should be the same voice as the plate’s title, one size down.
05 — What it does
The part a template cannot copy.
A search that shows its own shape
Twelve chips instead of three dropdowns. Before touching anything a buyer can already see there are five neighborhoods and nothing under two million — which is a qualification step disguised as a filter.
The sentence a portal has nowhere to put
Every listing carries the line the broker actually says out loud: the two-year dock permit, the guest house that is legal, the banyan the roofline was drawn around.
A record that names the off-market ones
Four closings in the oxide room, two of which never reached a portal. It is the whole argument for knowing a broker rather than a search alert, and it takes four rows.
An inquiry that reaches a phone
Intent, area and budget go in together, so the first reply is an answer rather than a qualifying question. No drip campaign, no lead resale, and the license number under the button.
